Located about 90 miles southeast of Charleston, there isn't much Sassafras Mountain Farm lacks. The scenic surrounding mountainside forms a watershed that includes seasonal streams, a woodland pond and a stone-lined spring. You'll find 12 acres of open hay fields and cropland and two fenced-in gardens that total a quarter acre. The remaining acreage is mixed forestland that the owners estimate hasn't been harvested in about a century. In the gardens, you'll find apple trees, blueberries, raspberries and established beds. The old wooden barn is fit for a movie set, equipped with hay, animal pens and plenty of scattered light. Yet it has electricity and can be used as a workshop. There are also two wooden toolsheds and a small cabin. The custom-built, two-story farmhouse is rustic, with oak floors and a wood-burning stove. There's also a large stone fireplace next to the kitchen. This farm has the lowest price and cheapest property taxes in our slide show.
